Florida homeowners insurance is among the most expensive in the nation, and for good reason. The state faces hurricane risk, flooding, sinkholes, and an aging housing stock that presents elevated risk for insurers. To manage that risk, Florida insurance companies require specific inspections before issuing or renewing policies on many properties. Understanding these requirements can help you avoid coverage gaps, reduce your premiums, and keep your policy in force.

The 4-point inspection is the most commonly required insurance inspection in Florida. Insurance companies require this inspection for homes that are 25 years old or older before they will issue a new homeowners policy. The inspection evaluates four systems: the roof, electrical, plumbing, and HVAC. The inspector reports the age, condition, and remaining useful life of each system using a standardized form approved by the carrier.

Florida insurance carriers have specific 4-point requirements that may differ by provider. Many carriers require the AIAI-approved form and have strict guidelines about what constitutes an acceptable roof, electrical panel, and plumbing system. Homes with Federal Pacific or Zinsco electrical panels, polybutylene plumbing, or roofs older than 15 years may face difficulty obtaining or renewing coverage with many carriers.

Florida law requires insurance companies to offer premium discounts to homeowners who have documented wind-resistant features on their property. A wind mitigation inspection, performed by a licensed inspector using the OIR-B1-1802 form, documents these features and submits the findings to your insurance carrier. The discounts can be substantial: wind mitigation inspections may help homeowners qualify for insurance discounts depending on the property's construction features and the insurance provider's guidelines.

The features that earn wind mitigation credits include roof shape (hip roofs earn more than gable roofs), roof-to-wall connection type (clips, single wraps, double wraps, or structural), roof decking attachment (nail size and spacing), secondary water resistance (a rubberized membrane under the roof covering), and opening protection (impact-resistant windows and doors, or rated shutters). The more wind-resistant features your home has, the larger your discount. Wind mitigation reports are valid for five years.

Many insurance carriers require a roof certification when a roof is approaching the end of its insurable life. For most roof types, carriers may decline to insure a roof older than 15 years without a certification from a licensed inspector confirming that the roof has remaining useful life. For metal roofs and tile roofs, the age limit is generally higher — always verify with your specific carrier.

If your roof is approaching the carrier's age limit, a roof certification can allow you to maintain coverage while you plan for a replacement. The certification documents the current condition of the roof and provides an estimate of remaining useful life. Some carriers will issue or renew a policy based on a favorable certification even when the roof exceeds their standard age threshold.

If a 4-point inspection reveals deficiencies such as an aging electrical panel, deteriorating plumbing, or a roof in poor condition, the insurance company may decline to issue a policy, require repairs before coverage begins, or exclude the deficient system from coverage. This is why it is important to schedule insurance inspections before your policy renewal date, not after you receive a cancellation notice.
